If you are thinking about buying or selling a home in Los Angeles, the amount of information online can feel overwhelming. Prices change, interest rates shift, and every neighborhood moves at its own pace. Whether you are a first time buyer, moving up, or preparing to sell, the first step is not rushing into the market. The first step is having a clear plan.

As a local realtor working across Burbank, Studio City, Glendale, and many of the equestrian communities in Los Angeles, I have seen how much smoother the process feels when clients understand what to expect before they begin.

Here are a few things I always tell clients at the very beginning.


Start With Your Goals, Not Just the Market

Many people begin by asking if it is a good time to buy or sell. The truth is that timing looks different for everyone.

Before looking at listings or pricing strategies, it helps to ask yourself:

• What does the next few years look like for you• How long do you plan to stay in the home• What type of lifestyle do you want day to day

When the goals are clear, the real estate decisions become much easier.

Los Angeles is not one single market. Studio City moves differently than Shadow Hills. Condos in Glendale behave differently than equestrian properties in Lake View Terrace.

Some neighborhoods see multiple offers quickly, while others give buyers more room to negotiate depending on pricing and presentation. This is why local knowledge matters so much. A strategy that works in one area might not work in another just a few miles away.

For buyers, preparation is key. Getting pre approved early and understanding your numbers helps you move quickly when the right home comes up.

For sellers, pricing correctly from the start often creates the strongest momentum. The first week on the market is one of the most important windows to attract serious buyers.


What Buyers Should Know Before Starting

Buying a home is more than scrolling through listings online. The strongest buyers come into the process with a clear understanding of their budget, loan options, and priorities.

Some of the most common questions I hear include:

• How much down payment do I really need• What are contingencies and how do they protect me• Should I buy now or wait

There is rarely one universal answer. Every buyer’s situation is different, which is why having guidance throughout the process makes such a difference.


What Sellers Should Focus On

Many homeowners think selling starts the day the listing goes live. In reality, the preparation phase is just as important.

Small adjustments in presentation, photography, and pricing strategy can change how buyers perceive a home. My goal when working with sellers is to create a clear plan that positions the property strongly from day one while keeping the process organized and low stress.

Marketing today goes far beyond simply putting a home on the MLS. Online exposure, social media visibility, and professional presentation all play a role in attracting the right buyers.
