A look behind the scenes of one of Southern California's most unique equestrian real estate transactions.

Some real estate transactions are about much more than finding the right property and negotiating terms. They involve months of work, unexpected challenges, and a lot of moving parts behind the scenes.

The recent sale of historic Middle Ranch in Sylmar, California, was certainly one of those transactions, and one I'm incredibly proud to have been part of.

As a lifelong equestrian and Los Angeles REALTOR®, having the opportunity to represent the buyers of such an iconic equestrian property was especially meaningful to me.

A Rare Off-Market Opportunity

Spanning more than 150 acres, Middle Ranch has been part of Southern California's equestrian community for generations. With multiple equestrian facilities, riding arenas, stabling, and residential accommodations, properties of this scale are incredibly rare in Los Angeles.

What made this transaction particularly interesting was that Middle Ranch was never publicly listed for sale.

I was fortunate to identify this off-market opportunity and help bring the transaction together. But finding the property was really just the beginning.

The Work Behind the Sale

What followed was months of negotiations, due diligence, research, and coordination between numerous professionals.

Unlike a traditional residential sale, acquiring a large-scale equestrian facility requires looking into a number of additional factors. Some of the important areas we had to consider included:

  • Zoning and permitted uses: Understanding how the property could legally be used, including equestrian operations, boarding facilities, residential structures, and any applicable restrictions.

  • Land use and parcel boundaries: Reviewing the property's legal parcels, Certificates of Compliance, and the lot line adjustment required before closing.

  • Water and utilities: Evaluating water availability, supply infrastructure, and utility systems needed to support a large equestrian operation.

  • Existing improvements and infrastructure: Looking into the condition and documentation of barns, arenas, residences, access roads, and other facilities.

  • Environmental and property considerations: Evaluating potential environmental concerns, drainage, fire risks, and other factors particularly relevant to a property of this size.

One of the more significant components of the transaction was the lot line adjustment that needed to be completed before closing. The necessary Certificates of Compliance were obtained in January 2026, followed by the completion of the lot line adjustment in May.

Throughout the process, there were countless conversations, follow-ups, documents, and details to coordinate. With a transaction of this complexity, things don't always move as quickly or as smoothly as you might hope, and a big part of my job was helping keep everything moving toward the finish line.

After months of work, Middle Ranch officially closed in July 2026.

A New Chapter for Middle Ranch

Looking back, this transaction was a great reminder of how much work goes into a real estate sale that most people never get to see.

It's the work behind the scenes, from identifying opportunities and negotiating terms to researching important details, solving problems, and coordinating the closing, that ultimately makes a transaction successful.

I'm incredibly grateful to have played a role in the next chapter of such a special property, and I look forward to seeing what the future holds for Middle Ranch.

Although equestrian real estate is something I'm particularly passionate about, the experience gained through transactions like this carries over into every area of my real estate business, whether it's residential homes, investment properties, commercial real estate, or off-market opportunities.
